Aaron Fragnito: All right ladies and gentlemen, it’s Aaron Fragnito here with the Passive Cashflow Podcast. I’m back again with another episode. This is episode number 23. This is going to be a lot of fun. This is a story about good neighbors. This is a true story that just happened here up in Vermont. We’re at the PCG ski house, and we’re having a good time. Actually, really building a good relationship with the neighbor here. I’m going to talk about how I was able to use that relationship to improve my real estate for less than $500.

Aaron: Okay, so let’s jump right into it. Here’s a story about good neighbors. Our neighbor here, it’s a warm-hearted woman. She lives next door, and we bought this property here actually in just January, or December really and we renovated it. Now, we work with investors here that come out and stay at the Airbnb house, the PCG ski house here to enjoy from time to time. The neighbors actually own the property behind us here. We are locked in a bit of a square lot here, and we can’t really access this river behind us. There’s this beautiful river back behind this lot, and so what I do is build a relationship with the neighbor next to us that owns that real estate and I said I’m going to improve that property. We’re going to build up that property. We’re going to make it more usable because right now it’s covered in brush, and it’s pretty undesirable. It’s covered in a lot of just dry brush and thick brush. I have an ATV and then some tools that allow me to clean out this area and use this area. Of course, during this corona times, our weekends are a little more open right now so I’m able to put some time to that, and I actually enjoy it.
My wife and I, we’re able to take some of that area and turn into a nice beach. Clear out the land with the ATV and the chainsaw, and have a good hardworking weekend, and move some sand into that area as well. Now, it’s a nice beach with a fire pit, and some Adirondack chairs, and we lay out there and enjoy it. We’re going to put in some lighting possibly as well, and that’s an area that our guests here can come and enjoy. Not only will this Airbnb property lease to more tenants for more money because now we have a nice area backed by this really nice river where the rapids are running, and it’s this beautiful trickle of the water that you hear. I’ve done some videos back there actually. You should check out some past videos on Peoples Capital Group YouTube channel. We have a lot of videos there.
The recently that I’ve been doing back in that area because it’s so tranquil and so nice. I’ve recorded some videos back there. I’ve enjoyed it with my wife. Now we’re going to open it up to our guests here that rent when we get back to normal times of course, and our investors that come up to this property and enjoy this property for free that work with PCG through investments in New Jersey. It’s a really great area. The best part is, I didn’t have to purchase that land. I improved the land. Now, our neighbor gets to enjoy it, we get to enjoy it. It cost me really about $500 with the whole thing. We can pull our canoe down there and go kayaking into that river. Really nice little area there.
The best part is there’s a rope swing off the train trestle, so there’s a train trestle that goes across the area as well. Again, check out our videos in YouTube. You’ll see them in the background, and there’s a rope swing that goes off this train trestle into the river. Now, it’s April here in Vermont so you don’t want to be swinging in any rivers right now. You’ll freeze your butt off. When it gets to be about 100 degrees in about three or four months, we’re going to definitely take that rope swing and swing right. At least I am, maybe not my wife. I’m going to swing into that river for sure, so that’s a lot of fun. The kids enjoy that as well, so really fun area we built here, and because we build rapport with the neighbor because we recognized there’s an opportunity where she’s an older woman and not really able to clear that land and do all that work or go out and take that step forward. We are able to do that, and enjoy the property now. Not only will we lease if for more money, and of course make our money back tenfold that we invested a very small investment there, but of course enjoy it ourselves and our investors.
